WHEREAS, default in the payment of principal and interest has occurred under the terms of a Promissory Note (the “Note”) dated January 10, 2022, executed and delivered by Odom Group LLC (“Mortgagors”) to Home Savers, Inc., and a real estate Mortgage (the “Mortgage”) of the same date securing the Note, which Mortgage was executed and delivered by said Mortgagors, to said Mortgagee, and which Mortgage was recorded on January 18, 2022, at Reception No. 675610, in Book 637, at Page 574 in the public records in the office of the County Clerk and ex-officio Register of Deeds in and for Crook County, State of Wyoming; and

WHEREAS, a Judgment was entered by the Crook County District Court in Civil No. 8951 on August 10, 2023 and said Judgment recorded on August 18, 2023, in Book Photo 662, at Page 313, at Reception No. 685500, for the amount of $253,466.95, plus interest, costs expended, late charges, and attorney’s fees accruing thereafter through the date of sale, and ordering the foreclosure of the real property referenced below pursuant to Wyoming’s Foreclosure Statutes; and

WHEREAS, the property being foreclosed upon may be subject to other liens and encumbrances that will not be extinguished at the sale. Any prospective purchaser should research the status of title before submitting a bid;

WHEREAS, if the foreclosure sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of his/her/its money paid. The Purchaser shall have no further recourse against the Mortgagee, Mortgagor, Servicer or their attorneys;

NOW, THEREFORE Home Savers, Inc., as the Mortgagee, will have the Mortgage foreclosed as by law provided by causing the mortgaged property to be sold at public venue by the Sheriff or Deputy Sheriff in and for Crook County, Wyoming to the highest bidder for cash at 10:00 o’clock in the forenoon on November 20, 2023 at the Front Steps of the Crook County Courthouse located at 309 Cleveland Street, Sundance, WY 82729, for application on the above described amounts secured by the Mortgage, said mortgaged property being described as follows, to-wit:

War Bonnet Canyon Ranch, Tract R-8

A tract of land lying in the SW1/4NE1/4, the NW1/4SE1/4 and the NE1/4SE1/4 of Section 17, T.55N. R 64W. of the 6th P.M., Crook County, Wyoming, said Tract of land being more particularly described as follows:

Beginning at a 2-1/2” Aluminum Cap Stamped LS 545 Marking the South 1/16 Corner between said Section 17 and Section 16, T.55N, R. 64W. which bears S 01°06’24” E, 1329.60 Feet from a U.S.G.L.O Brass Cap Marking the ¼ corner between Section 17 and 16, the basis of bearing for this description;

Thence N 89°17’40” W, 1317.59 feet to a 1-1/2” Aluminum Cap Stamped LS 545, marking the Southwest 1/16 corner of said Section 15;

Thence N 89°16’26” W. 408.55 feet along the South line of said NW1/4SE1/4 to a “CAP”;

Thence N 48°30’09” W, 701.08 Feet to a “CAP”;

Thence N 11°44’30” E, 470.57 Feet to a “CAP”;

Thence N 05°00’23” E, 198.03 Feet to a “CAP”;

Thence N 36°04’14” E, 208.16 Feet to a “CAP”;

Thence S 30°40’16” E., 75.60 Feet along the Southwesterly line to a “CAP”;

Thence S 54°09’13” E., 237.52 Feet along the Southwesterly line to a “CAP”;

Thence N 88°49’40” E., 474.73 Feet along the South line to a “CAP”;

Thence N 73°17’03” E., 607.30 Feet along said South Line to a “CAP” on the East Line of said section 15;

Thence S 01°06’24” E. 476.06 Feet more or less along the East Line to the Point of Beginning.

Said Tract Contains 35.46 Acres More or Less.

Each “CAP” is a 1-1/2” Aluminum Cap Stamped LS 14275 Atop a No. 5x24” Rebar. Parcel ID # 1855640930005100

With an address of R-8 War Bonnet Canyon Ranch, Hulett, WY 82720 (the undersigned disclaims liability for any error in the address).

Together with all improvements thereon situate and all fixtures and appurtenances thereto.

Mortgagee shall have the exclusive right to rescind the foreclosure sale during the redemption period.  In the event that the sale is rescinded or vacated for any reason, the successful purchaser shall only be entitled to a refund of their purchase price and/or statutory interest rate.
