NOTICE OF EXECUTION SALE

NOTICE IS HEREBY GIVEN that pursuant to a Writ of Execution dated October 4, 2021 to seize and sell the hereinafter described real property together with improvements thereon and appurtenances appertaining thereto pursuant to Wyoming Statutes Sections 1- 17-301 et seq. to satisfy the amount(s) due and owing under that entitled case in favor of Plaintiff Michael Rans against Defendant Lenn Thomas Island, which Judgment belongs to Plaintiff Michael Rans the Judgement Creditor, the Sheriff of Crook County, Wyoming levied upon said property on the 5th day of October 2021.

NOTICE IS FURTHER GIVEN that the amount(s) claimed as due and owing under the aforementioned Judgment is $210,000 together with interest thereon at the rate of 10% per annum from and after June 25, 2021, plus costs in the amount of $360.62, and attorney fees in the amount of $661.00, plus costs of this execution; less those partial payments of $400.00 paid by Defendant Lenn Island on or about October 1, 2021, November 1, 2021, and December 1, 2021, for a total partial payment of $1200.

NOTICE IS FURTHER GIVEN that to satisfy the amount(s) due and owing under the aforementioned Judgment, plus costs of this execution, the following-described real property located at Beulah, Crook County, Wyoming, with improvements thereon and appurtenances appertaining thereto and any personal property thereon:

Real property and any and all interests conveyed to Lenn Thomas Island, Grantee, by that certain warranty deed dated December 20, 2020, recorded at Book 582 Page 425, known as 18 Lower Redwater Creek Road, Beulah, Wyoming 82712, and more specifically described as:

T 53N R 60W Sec 29 (less 5.00 acres to Cottonwood Grove Subdivision & portion to R13130), S SW portion of Section 30; SENE of Section 30; SE portion of Section 30;

Real property and any and all interests conveyed to Lenn Thomas Island, Grantee, by that certain warranty deed dated November 18, 2019, recorded at Book 603 Page 700, known as 20 Brown Trout Road, Beulah, Wyoming 82712, and more specifically described as:

Lot 14 of Beulah Land Estates Subdivision, Crook County, Wyoming, as shown on the Final Plat recorded November 25, 1998 as instrument number 537514; and

Real property and any and all interests conveyed to Lenn Thomas Island, Grantee, by that certain quitclaim deed dated June 1, 2010, recorded at Book 496 Page 346, known as Rainbow Trout Road, Beulah, Wyoming 82712, and more specifically described as:

A tract of land located in the SE1/4 of Section 30, T53N, R60W, 6th PM, Crook County, Wyoming;

shall be sold by the Sheriff of Crook County, Wyoming, or his Deputy, at 10:00 a.m. on Monday, January 31, 2022, in the lobby of the Crook County Courthouse at 309 Cleveland Street, Sundance, Wyoming to the highest bidder for a minimum bid of $215,000 or more, in the order provided above until the judgment is satisfied or the real property sold. Payment of the amount bid is due in cash or guaranteed funds satisfactory to the Sheriff in full on day of sale, and failure to do so is subject to the provisions of Wyoming Statute Section 1;17-320.

NOTICE IS FURTHER GIVEN that the property being foreclosed (executed) upon may be subject to other liens and encumbrances that will not be extinguished at the sale and any prospective purchaser should research the status of title before submitting a bid.
