CCH signs lease for Hulett clinic

Agreement to last for three years with potential for specialist visits

Campbell County Health (CCH) has officially signed a three-year lease with the Crook County Medical Foundation (CCMF) to occupy the new clinic building in Hulett.

“The Campbell County Medical Group (CCMG) Clinic in Hulett is expected to open in early December, with a physician or advance practice provider,” states a press release from CCH.

“The clinic will initially be open two days per week, and utilization will be evaluated on a quarterly basis.”

According to the lease contract, CCH will be renting approximately 1181 square feet within the building and will also have access to common areas such as customer parking areas, sidewalks and the lobby. CCH will also have the right of first refusal to rent other spaces in the building or, should CCMF decide to sell the building, to purchase the premises.

CCH will pay $2 per square foot for all space rented. At first, this will be $2362 per month.

However, CCH has indicated within the contract that it anticipates using additional square footage every three months, which means the total monthly rent will increase accordingly. By months four to six, for example, the contract suggests CCH will rent 2362 square feet at $4724 per month, while, during months ten through 36, the organization anticipates renting 4725 square feet at $9450 per month.

CCH has also agreed to contribute to maintenance and repair within the common areas and pay for all water, gas, electricity, telephone, trash and other utilities it utilizes within the building, as well as relevant insurance costs.

“We are excited about the opportunity to bring primary care services to the people of Hulett and the surrounding areas,” said Jerry Klein, Interim CEO in the press release.

“The Foundation had a great vision for the facility, and it’s very impressive. We’re looking forward to this partnership.”

An open house has been scheduled for November 22, between 4 and 6 p.m.
