NOTICE OF INTENT TO APPLY FOR TAX DEED

TO: American Acres, Inc.

Attn: Moger Scott

12051 Indian Creek Court

Belsville, MD 20705

and,

TO: All Owners, Possessors or Occupants of the real property described as:

Township 50 North, Range 68 West, 6th P.M., Crook County, Wyoming

Section 11: Part of the SW¼SE¼, described as:

The point of beginning shall be the NW corner of Lot 11 Oleo Acres Addition according to the plat thereof on file and of record in the county courthouse at Sundance, Wyoming. Thence from the point of beginning southerly and following the west line of the said Lot 11, a distance of 209 feet; thence westerly and parallel with the extended north line of the said Lot 11, a distance of 209 feet; thence northerly and parallel with the west line of the said Lot 11, a distance of 209 feet more or less to a point 209 feet west of the point of beginning; thence 209 feet easterly to the point of beginning and there ending. Comprised of one acre more or less.

Linda Scott purchased the above-described property at tax sale on the 22nd day of September, 2016 in Sundance, Wyoming from the Crook County Treasurer. Linda Scott was issued Certificate of Purchase No. 495, which Certificate of Purchase is also dated the 22nd day of September, 2016. The Certificate of Purchase was assigned for value to Dustin L. Thomas and Jenna L. Thomas by virtue of a Buy-Sell Agreement, dated the 17th day of September, 2019. The property was taxed or assessed in the name of American Acres, Inc., Attn: Moger Scott 12D, 205 Third Avenue, New York, NY 10003. The property was taxed or assessed in the year 2015. There are no known special assessments for local or public improvements levied against the real property. The owner cannot be found in Crook County, Wyoming and there are no parties in actual possession of the property.

The owners, mortgagees and any other interested parties are hereby notified that the right to redeem the property will expire upon the date a valid tax deed application is presented and accepted by the Treasurer of Crook County, Wyoming. Dustin L. Thomas and Jenna L. Thomas, as assignees of Linda Scott, will apply for a Tax Deed on December 1, 2021.
